Our Oakhurst and Fresno California staging company is frequently asked to do consultations and stagings at homes owned by seniors in Oakhurst, it's surrounding communities and in Fresno communities.   

 Here is what we often see:

  1. Decades old floral and plaid furnishings and window coverings.#1
  2. Outdated kitchens and baths with oak cabinets, brass fixtures and vinyl flooring.
  3. Outdated light fixtures.
  4. Carpeting in need of replacement.
  5. Wallpapered and paneled walls.
  6. Rooms cluttered with years of collectibles and memorabilia.
  7. Family photos everywhere.

This blog post is #2 of a series addressing each of the above with photo examples and solutions.  Most of these issues can be addressed with low-cost, creative thinking and a simple consultation with us to help seller's move forward in the sales process and increase their chances in many that sale faster and for money return on this major investment.

Outdated kitchens and baths

Oak cabinets seem to be EVERYWHERE and the difficult thing is that they say to sellers...my kitchen and bath are OLD!  Unfortunately, there are builders still putting up low-grade oak cabinets in their new builds here and they can get away with it because the process of making cabinet selections for the uneducated is difficult and pricey. 

There are many solutions to this problems from staining, refacing, replacing and painting.  By far, the least expensive and the least labor intensive is painting.  If you would like to see examples of the differences that can be made with painted oak cabinets, look at these:

The owner of the home above and below refused to paint wood cabinets, so I convinced him to at least go with a darker stain and add some cabinet hardware (jewelry)

I know that the fluorescent lighting in both places should also be replaced but this work was being done for a rental property, so the owner had a limited budget.  At least the frames are no longer a shiny brass.

Maureen, thank you.  Your painted kitchen cabinet posts got so many comments that's it's time consuming to follow the link but I really wanted some locals to see your results that are SO-O dramatic.  I keep trying to gently get across the notion that all wood is not good wood today.

Thanks Kathy,  I kind of disliked putting up photos with all of that wallpaper but I will address that later in series #6.  It seems to me that the notion of sweat equity has pretty much disappeared today.  That's too bad because, not doing the work is a big waste of potential dollars.

Is it more work to stain dated cabinets, rather than paint?  I would assume that the original finish would have to be sanded more aggressively for the stain to take.

Getting rid of those plate glass/builder "special" mirrors in bathrooms is a HUGH improvment and then a framed mirror looks so "custom"!  VERY nice collages for Before & After!!

Sharon, IMExperience staining IS more labor intensive, especially the technique that this homeowner chose, but he REFUSES to paint anything that is wood.  The stain will probably hold up better but it was a lengthy process!  Thanks for asking. 

Kathy, don't you just love buying bargain mirrors and ridding bathroom of those plate glass monsters.  I have framed many plate glass mirrors but any more try to use off-the shelf mirrors instead.  Love that Picnik and thank you.

Ginger--I'm delighted with this series.  Love the updated baths--just framing the mirrors and losing the dated lighting made a huge difference. I marvel that the seller wanted to stain the cabinets vs. painting them, but great that he did and they look fantastic.

Janet, thank you.  Doing a series keeps me motivated.  Those mirrors in the baths are actually purchased mirrors from HomeGoods for under $99 each.  The original plate glass ones were in bad condition so I found these (and more) and the owner was happy with the results.

Thank you Janice.  I have a difficult time with people who refuse to under how much money they are wasting when things are done right for THIS DAY AND AGE.  It's almost like they're saying, yeah I know I'm living in 2011 but I don't have to like it".  What's up with that?

HI Ginger, this is another great example of how busy we are going to be as stagers over the next decade as more and more people reach the age when they sell the family homestead. Excellent choices you have made, the buyers will really appreciate the change in lighting in the bathroom.

Valerie, thank you for your kind comments.  I love transforming grandma's homes and most of them are wowed at how little changes can have a huge impact. 

Michelle, in my small community it's about 90% of all homes and the attitude is that since they've lived there quite comfortably their heirs can deal with changes.  That's fine I guess, but I bet their heirs will grumble and resist changes too.  I'm so happy that my mom continues to make upgrades to her home!!  Thanks for commenting.
