In today's market and from my experience, there is one important fact that I have learned... There is no such thing as a Seller's Market. There is only a Good Buyer's Market and a Bad Buyer's Market. The seller may set the asking price, however, I have come to realize that the seller does not set the selling price anymore, the buyer does.

Good point.  The Seller CAN set the price.  But that price may not work (depending on the state of the Buyer's market).

the market is neither good nor bad.  The market is the market.  Their are either more opportunities for buyers or for sellers.  Either way, we have to respond to the market we are in.

I have edited this because I was meaning that the seller can set the asking price but ultimately, the buyer sets the selling price.
