As we move out of the summer season and into fall along the Connecticut Coast it offers ideal weather for house hunting. The crisp cool air and colorful trees make October a great month to market or purchase a home. Sellers relocating to a warmer climate are anxious to wrap things up before the snow flies and buyers want to settle into their new home prior to the holidays.
Contrary to the media hype the housing market in my 5 primary towns is doing fine. Certainly it's evident that inventory has grown and most homes take longer to sell due to the large selection of properties but if you want to relocate don't let the media discourage you. Today the 4th quarter of 2007 begins and I have already complied the results of housing sales for the 3rd quarter. Looking at the MLS ( Multiple Listing Service ) data for the towns of Branford, Guilford, Madison, North Branford and North Haven shows that 284 single family homes closed in the 3rd quarter of this year verses 298 during the same time last year. Total number of sales is only down 5%. The median sale price is slightly ahead of last years prices, combining data from all 5 towns shows a median sale price of $400,200 this year compared to $395,800 during the 3rd quarter of 2006.
