The Biggest Home Buying Secret is  . . . . .

There is no Secret.  Home Buying is hard work and takes a good understanding of the market. 

Many people feel there is a trick to getting the best deal Home Buying.  Some even spends lots of money buying systems on late night infomercial, or worse yet taking tips from someone who used to be an agent or who know some one that was.

Admittedly we all hear these great stories from friends, family, co-workers, etc. . . about some great deal someone got some where Home Buying.

Well value is a subjective matter:

  • Your friend Bob may tell you about the huge house he bought at a very reasonable price.  This may be a great buy for Bob as Bob does not mind the Shag Carpet, the Brady Bunch Decor and Bob thinks living next to the Freeway is great for his commute.

  • Jane can tell you how she saved tons of money on her Ranch style home (and the price does sound like a steal), and it probably made no difference to her that it needed a new roof and a Kitchen remodel; after all her boy friend is a carpenter.

  • Steve and Sally purchased a great upgraded home at 15% below market in a new neighborhood.  Of course they were willing to pay for the plumbing and electrical repairs it needs; and when it came on the market they offered Cash with a 15 day close.  They did not have to think about the bargain when they saw it - they jumped.

Now I am not mocking any of these people or the choices they made.  They made the best choices for them based on their values and abilities.  People tend to focus on the positive side of the purchase they made and ignoring the down sides when Home Buying.

Part of Home Buying is figuring out what your values are and what you can achieve with your resources; then you start making the trade offs.  For the money you have maybe you will take a slightly smaller home, but in a better neighborhood.  Is the 3 car garage important enough to you to give up the large backyard?  Will you settle for a Fixer?  Can you get a loan on a Fixer?  After you buy the house will you have the money and energy to do the fixing?

Home Buying is one of the most important choices you will make in your life - You should have a Realtor to help you!  Generally speaking you do not save any money by going it a lone (The Sellers pay the Buyers Agent and if the Buyer does not have an agent the Sellers Agent Keeps all the money).
