 One family Detached  170 units sold, average sold price was  $502,921

Two family detached, 101 units sold, average price was $498,668

One family semi, 76 units sold, average sold price was $378,654

Two family semi, 27 units sold, average sold price was $414,572

One family attached, 86 units sold, average sold price was $302,500

Two family attached, 7 units sold, average sold price was $341,128

Condos, 54 units sold, average sold price was $242,926

If we look at my last report, we see that one family detached homes were the most active again.

Next active were the two family detached units, but the average sale price of the two family detached units was below that of the one family detached. The time on the market for the two family was longer than the one family units. So, one family detached is king. Cash is also king, because 31 units sold for cash. That is 18% of this one family detached market. We had 23 cash sales for the 2 family units. That is almost 23% of this market.

A job well begun, is half done!
