Selling Your New Hampshire Home - Is it a Boring School Lunch or a Gourmet Meal?

By
Home Stager with Sharon Tara Transformations

Preparing to list your New Hampshire house for sale?  Here's an important question you should answer first...what are you serving up to potential buyers?

Laraine Shape recently wrote a great post on her blog, Ralph's Real Estate Report, asking this question.

via Laraine Shape:

Is Your House a Boring School Lunch or a Gourmet Meal?

school lunch

Remember meatloaf, instant mashed potatoes and peas day at school?

And dessert was fruit cocktail out of a can? And you thought to yourself, "Gross! You call that dessert? Where's the chocolate cake ?

Well, let me tell you a little secret. It's no different with houses. They're either a boring school lunch or a gourmet meal. Plain and simple.

Imagine that a buyer is coming in from Chicago. He's being transferred and has got 2 days to find a house. The Realtor is going to show him 20 houses (10 each day) and he has to make a choice before he leaves.

Which one do you think is going to make the cut?

The boring, slightly over-priced beige 2 story with a faint odor of dog, worn carpet (dotted with Coke dribbles here and there) and a ho-hum kitchen or the sexy, priced right 2 story that looks like a decorated model, smells fresh and clean and has a plate of freshly baked chocolate cupcakes on the kitchen counter with a "help yourself" note from the absent seller?

I don't know about you, but I'm picking the cupcakes!

If your house isn't selling you might want to ask yourself this:

 1. Is it priced right?

 2. Does it look like a sexy model or a fat old lunch lady?

Transforming your house from lunch lady to sexy model begins with a phone call.  Call a professional home stager today and schedule your Home Staging Consultation.

Sharon -- good reblog, I missed this post the first time around and it's a good analogy.  Why go for the boring home when a beautifully presented one is available around the corner?

Julia:  Very funny!

Kathy and Janice:  Not exactly a reblog, because Ralph is Members Only, but Laraine gave permission to include in our blogs.  I really felt it was worthy of a repeat posting.

I would think that we need to go for the gourmet meal.

Good luck and success.

Sharon--thanks for re-blogging this.  I loved her analogy (as everyone else has also commented) and it really does drive home the point.  Buyers have way too many options today to choose the "fat old lunch lady".  :)

Janet:  Not that the "fat old lunch lady" doesn't deserve some love too, LOL!

Peg:  If there's one thing Laraine knows how to do, it's get a message out there, LOL!

Ginger:  The meal that comes to mind for me is the chicken croquettes.  I don't think there was any chicken in them!

I would go with the cupcake too. No doubt! Especially if it is low-fat (read: sexy, priced right)!
