Princeville Kauai condo (and house) + short sale update for the week of Mar 27th to Apr 2nd

Aloha,

We ended March with 75 sales which is a 25% increase over the 60 sales in Mar 2010. Year to date we are at 194 compared to this time last year when we had 154 sales. Of the 75 sales this month, 24 were condos, which is down from 29 sales last March. Of those sales, only 6 were in the Hanalei district, which encompasses Princeville. Now on to your weekly update:

The first new listing - Puamana 25B is now a foreclosure priced at $269K after being listed from 7/07 to 1/08 for $470K and again from 2/08 to 2/10 starting at $470K and reducing to $385K. Purchased in 9/04 for $380K, it was foreclosed on by the bank in 2/10. Puamana 18B is on the market priced at $299,900. This unit originally sold as a leasehold in 5/97 for $88,723 then was converted to fee simple in 6/00 for $38,675. Cliffs 7201, a nice ocean view end unit, is priced at $599K as a new listing this week. This unit last sold for $655K in 8/05 and is not a short sale. Ka'iulani 5, which was withdrawn last week, is back as a new listing priced as it was before at $1.575M. This unit was purchased for $1,765,990 in 4/08 and is not a short sale.

Sandpiper 115 is back on the market after going very briefly into escrow this week. It is priced at $245,900 and sold for $214,900 in 3/10 and is not a short sale either. Hanalei Bay Resort 6221-2 is back on the market after going into escrow briefly on 3/23. It sold for $350K in 9/00.

Nihilani 27B went quickly into escrow after reducing to a very attractive price of $339,900. In addition, this FNMA foreclosure offers great financing both for owner occupants as well as investors. This unit sold from the developer for $682,180 in 10/06 and was foreclosed on in 8/10. Short sale Pu'u Po'a 114 was purchased for $1.4M in 3/05 and reduced to the current price of $849K on 3/3. Apparently the reduction paid off as it went into escrow this week.

The developer's Nihilani 7C, priced at $480K, moved from contingent to under contract and should be closing shortly. Nihilani 28C which was in escrow as a short sale priced at $447K, was withdrawn from the market, perhaps because of foreclosure action. We'll have to wait and see if it comes back as a new listing in the near future.

"Non short sale" Ali'i Kai 9E reduced from $288,888 to $278,888 and last sold for $389,900 in 6/04. Cliffs 2305 continued creeping down going now into the $200's with a reduction from $305,500 to $299,900 as a short sale. Ocean view Ali'i Kai 5104 made another $100K price drop this week going from $499K to $389,900. These sellers definitely want a buyer having paid $835K in 6/05. If you want a ground floor full on ocean view unit, this might be the one for you - and yes, it most certainly is a short sale. Short sale Nihilani 5B reduced a few dollars, going from $399K to $394,500 after selling from the developer in 12/06 for $710,405. "Non-short sale" Plantation 1712 sold for $515K in 2/08 and reduced from $450K to $435K. Short sale Hanelai Bay Villas 23 reduced from $449K to $439K and last sold for $600K in 6/04. Ali'i Kai 4303 went from $525K to $475K as a short sale. This unit sold for $541,500 in 2/04. Although it only shows 15 market days unit 4303 first came on the market in 8/09 priced at $940K. Emmalani Court 524 sold for $380K as a short sale in 6/09 and just reduced from $525K to $499K.
