The Spring market is heating up in Wellesley.  Active, Under Agreement, Sold and Expired houses all went up with only the Canceled house numbers coming down.  This is to be expected in Spring, but reading the media you could easily think that the real estate market is horrible.  It is not horrible and the numbers prove it out.

Most of the numbers are good here.  While the Active average price went down in March, so too did the DOM for the listing.  Listing Under Agreement, Sold Listing went up as did their DOM, while the list price to sale price also came down one percentage point.  This is a mixed bag.  The Expired and Canceled listing prices cam down this month and the DOM went up. Both of these are not such good numbers.  The key to getting your house sold is working with a professional who can help you price it right, but more importantly get the property marketed right.
