Write contracts to be as beautiful as an orchid

In our area market in Montgomery County, Maryland, many homes for sale are attracting multiple contracts. And this is almost a standard with REO offerings.

Every buyer agent is compelled to present contracts in the best possible form. This is more of an art than a scientific approach. Yes, contracts should be complete and well written as well.  It is not a time for sloppy or incomplete contracts or a time to leave out the pre-approval letter for mortgage financing. The artistic side is to be able to view the contract from the perspective of the seller.

If the listing is really a pre-foreclosure, as many are, it is better to limit what is requested on repairs because the seller may not have the funds to meet the conditions of the the buyer. If the seller is a lender and the property is being sold in "as-is" condition, the buyer should be paying cash or have a commitment for renovation financing such as the FHA 203(k) program.

Buyer agents should orient every prospective home buyer to understand the perspective of the sellers. It is time to write contract as works of art.

Great point Roy.  I'm finding many buyers are surprised to find themselves in a multiple offer situation these days.  It is up to the skilled Realtor to help guide them through the offer process.  Crafting the most appealing offer is definitely an art.

Roy, Great point.  I have seen some contracts with little or no effort put into them.  Sometimes I wonder if agents are writing them on the hood of their car.  Maybe they are afraid the buyer is going to run before they get a signature.

Hi Roy - this isn't so much the case in our area as we don't have many REO's. But it is good information for any offer to be written in the best way possible to achieve the goals of our client's. (I like the picture with the butterfly - thanks!)
