Should salesmen sell? It's a simple question. Until recently we'd have said "YES!" if they want to survive! There have always been those that made excuses for their own failings, but the last few years some serious real estate people have been rationalizing such nonsense.

Should salesmen sell? Visualizing a used car salesman named "Slick" in a bright checked suit, looking like a picnic table cloth, they'd forgo their fiduciary to disassociate themselves! Or maybe they envision the door to door salesmen selling refrigerators to Eskimos, vacuum cleaners to people with out electricity. Today's Snake Oil Salesmen!

Breast cream is gone (I think) today it's over a billion pills sold for that certain something for men guaranteed! Well who's going to file suit saying they needed it and it didn't work?

Lets not forget the latest diet pills guaranteed if you follow the enclosed diet plan! Of course if you don't follow the 500 calorie diet you void the warranty. There's some real, unreal salesmen.

Should salesmen sell?  Yes! Yes! Yes! Yes! Yes! Yes!

To aid our consideration let's turn to a very wise man, one of our founding Fathers. You do remember Ben Franklin, don't you? Old Ben was one of our greatest, with out the benefit of computers, smart phones or Ipads he advocated using pencil and paper to list the reasons for and against any decision. You do agree that it's wise to consider every thing before making a decision, don't you?

Ben would take a piece of paper and a pencil or a high tec' quill from a free range organic turkey and draw a large "T" on the page. I can't seem to paste the "T" in so here's my two list!

Reasons to Sell>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>> Excuses not to sell:

More commission! >>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>It's easier to wait for them to beg.

The people came to you for help! >>>>>>>>>>>>>>>>>You only need a clean car and key box key.

Your job is to help the client focus and make a decision!  >>>>>>>>>>>>>>>> No one wants sold.

You know how to help!>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>>It's easier not to.

Your job is to guide the clients!  >>>>>>>>>>>>>>>>>>>>>>>>>>>> You're just not a salesman.

>>>>>>>>>>>>>You've never read: Shut- Up And Start Making Money / Every One Is A Salesman

You know how to blend needs, wants, desires, and ability! >>>You're entitled, you unlocked the door.

You accepted a fiduciary with all the duties that implies! >>>Your contract disclaimed all those duties.

You want to make the clients happy!

Bill with the Benjamin Franklin T close the reasons opposing were always filled out by the customer. Clever man that Franklin. Breast cream, huh? They really had that stuff?

How right you are!

I always gave them the obvious. IE:

Your payment will be $23 dollars a month more than your rent. This year.

You don't need that extra bedroom. As she sits there 6 months along.

There's only one garage door opener.

You'd have to carry wood in to use that romantic fire place.

The sun shines in the breakfast nook every morning.

It's only a block to school and no streets to cross.

I once lost a sale when I suggested your kids could walk to Grandma's. The Husband hadn't realized his Mother-in-law was only 5 blocks away.

Get them started, let them see how foolish the right side is.

I still use it, but I haven't used the Ben Franklin lead in since I first heard it.

Everyone is a salesman of some sort, true that.  And Ben happens to be one of those historical figures I would of love to have met.  Franklin & Archambault ... yup!

Bill, salesman that do not sell are not salesman.  There are different techniques for selling but all of them involve selling.  If a salesman does not want to sell, then they should find another line of work QUICKLY.

Tenure, are you suggesting that a REALTOR...

Jason just what are you suggesting?

Maybe a new entitlement? A tax sir-charge on real estate closings with out paying at least 6% to two real estate brokers. We could call it the Agent's Full Employment Act of 2012. Every closing must include paychecks for two tenured brokers and two tenured agents with no regard for sales?
