March showed strong sales in Wilmette and Glencoe with 15 single family homes each.  The average list:sell ratios are still on the low side with Wilmette having the best ratio at 89%.  However, even in this case, the difference between the average list to the average sell in Wilmette was almost $100,000, which is fairly substantial.  

If you are trying or planning to sell your home, it is imperative in this market to price correctly.  Pricing to "test" the market is a thing of the past. Pricing to give yourself "room to negotiate" will not bring in offers.  Pricing with the thought that "you're not going to give it away" or "you don't really have to move" is a waste of you and your agent's time.
