The Carlsbad real estate market continues to shift, and the statistics for March show a number of changes from the prior month. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, so their information may not represent the reality of our local Carlsbad real estate market. Having data, and knowledge, about the local market conditions benefits you as the buyer or seller so you can make informed purchase and sale decisions. 

In March 2011 there were 116 Carlsbad homes sold (4 zipcodes), 36% more than in February. Here's the breakdown of overall activity.

The number of sales rose by 36%, with average prices overall changing slightly.

There were 95 properties (13% of the total) in Carlsbad at the end of March with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 5 more than last month.

The overall inventory in the Carlsbad real estate market for the end of March (728 homes) rose for the 3rd time in a row in 6 months, by 9%. This represents an inventory of 7.6 months for attached homes (up from 7.1 months last month) and 6.3 months for detached (up from 5.9 months last month) based on the current rate of sales over the last 6 months.

In March the number of new homes coming on the market rose, with 258 new listings (up 36%) hitting the market.  The number of homes going pending also increased, up 15% (136 pendings).
