Here's an idea a friend of mine gave me and I actually got a call on it!  I have a charming house for sale in Roebling, it's a townhouse but it's really nice.  I sent a postcard to the neighbors letting them know there was a beautiful home for sale that their friends or relatives might like.  I know this has been done before, but I purposely selected homeowners who I knew had bought over the past few years who already must love the town (it really is charming!)  I put a link to the virtual tour of the home on the postcard.  Hope this idea helps someone!

I have to say that I haven't seen that around here in CT by the Realtors.  I actually do that with the FSBO's that I help out, and it definitely does help a little!

Hmm it seems odd most people dont do this since it's standard practice in my area to mail just listed and just sold cards. Disappointed my printer decided to die when I needed to send my just sold cards, but suppose they must go out way after the fact now.

I send "just listed" letters out to the neighbors for three reasons.... 1.  They may want to purchase the property for themselves, their kids or other family members. 2.  They may know someone who may want to buy the property.  3.  They may want to list their property with our company.  I also offer a free CMA of their property's present worth.   I usually get some response from that effort.

Hi Stefany! I think that's great. It's kind of a personalized twist on an older method. Something doesn't have to be complex to be effective, right? One of the agents I trained wanted to take flyers door to door in a new housing development where everyone had JUST purchased homes. The agents in the office thought it was a silly idea, but it was a young/hip subdivision and she got TWO calls and one contract on a new build from some people who were visiting friends and got the flyer...

Great idea ... staged mailings are a great way to market anything.  Why spend money on massive mailings versus targeting a specific group.  Learned that in a course called Certified Neighborhood Specialist (CNS)
