Why Purchase a Home in the Chicago Area Now?

In some price ranges and towns in the Chicago area, home prices are close to, or at their lows - and will likely increase over the next five years.  Despite what the you hear in the media (much of it - national real estate statistics) - everything depends upon the area and price range (which we analyze for our clients on an individual basis.)

home interest rates mortgage ratesHistorically low interest rates are projected to rise from here.  The Federal Reserve will most likely start raising rates in general, starting a few months from now.  They are also selling mortgage backed securities - which tends to make mortgage rates rise. 

Now that inflation is a growing concern around the world and here in the US, several members of the Fed have expressed concern that if the Fed waits too long to remove their QE2 program (accomodative monetary policy, which also boosts stocks), we will get even more inflation in the US and around the world.  The only way to fight that is to raise rates.  


Homes are historically a good inflation hedge - and will be, since prices have adjusted back to realistic levels.  

Home ownership versus renting helps improve your credit rating, because you are paying off a long-term debt on a regular basis.

No income tax deduction with renting - which means that owning can be cheaper than renting.  (Just pick up a home in good condition - or if not - you’ll want to get a very good purchase price to compensate)

But if you are planning to stay in an area for just a few years - then renting makes more sense in buying.  But if you plan to stay for at least 5 years - consider buying.

If you do not have a good cash cushion (at least 6 months pay) in the bank after down payment and closing costs - home ownership may not be for you.
