Does a home dressed with wallpaper affect future resale price?

All trends come and go, but are you falling for wallpaper again? Modern wallpaper now a days can be of different material, can be digitally printed to the design you want, and can even create a texture that's paintable. Wallpaper can offer visual interest to one feature wall for a great effect, or some may choose to dress the entire room for added style.

Unlike paint colours, wallpaper can reflect very personal tastes. For a buyer who doesn't share the same taste as you, undoing the work also requires a lot of effort. Upon resale, does it make sense to remove the wallpaper and paint the walls a neutral colour to appeal to a wider group of buyers?

I am considering wallpaper for my home for personal enjoyment, but after doing some research, I am debating whether I should take the plunge.

I see more and more folks opting for paint. Wall paper is sujective, can come off if not put on right, is pretty expensive to change and all the prep work. With paint, 22 dollars later and voila. Your favorite fresh coat color.

I believe in enjoying what you have for as long as you can, so I would say to make sure it is very easily dry strippable. Then, if you do sell, you can make it known that the paper can be removed before closing.

Andrew- that's what I am thinking. I think Kathy's suggestion of removing the wallpaper for the buyer at the cost of the seller is a great suggestion. That way it can be enjoyed as well as making a flexible option for the next owner.

Anna here in Phoenix wallpaper is so not in style anymore.  Whenever I see a home to be listed I know we're going to have to have 'the wallpaper talk'.  People love their wallpaper - and it's sometimes hard to see the 'old stuff' just does't do justice to their homes.

I don't remember the last time (if ever) I had a buyer say that they like the wallpaper in a home.  I would say go for it but if you do plan on selling remove it and paint.

Anne--wallpaper is definitely coming "in" again; however, every stager will tell a seller to remove it before putting the home on the market.  Paint is always so much easier to deal with (although I personally love some of the newer wallpapers).

From most of your advice. it sounds like I will have to be prepared to take the extra step to "undress" the wallpaper at resale, if I want to use it for personal enjoyment now.
