It's Okay to be Choosy!

Everyone has their preferences...sometimes it can perceived by others as being a snob.  I will be the first to admit that I am an ice cream snob.  I prefer Coldstone Creamery and even though it is sooo much more expensive for one serving than an entire half gallon at the grocery store, my exasperated boyfriend knows that he cannot change my opinion. Whether we are choosing a pair of shoes, a color of lipstick or a belt that matches our shoes, we are all choosy about something.  So why wouldn't you be this way about the largest investment you ever make? 

Life is all about choices.  So whether you agonize over all the details in every decision or you make what seem to be snap decisions, it is up to you to determine what is best for you and your family.

Making choices

My buyers all have different types of preferences.  I ask all the right questions, I preview all the homes before I show them to a buyer, I prepare all the information to the questions that I already know that you will ask me.  And yet, after a day of looking sometimes we are back to square one.  And I don't mind a bit--I will be the last person to convince you to settle. 

I know that today's buyers are bombarded with the information that today it is a buyer's market.  But keep in mind that this theory does not apply to every corner of every market.  There are a lot of options out there and the prettiest homes still sell first.  Today's buyers do not seem to be of the fixer upper mentality. 

We all want the most bang for the buck, don't we?  So I choose to work harder to find that perfect house for my buyers.  It may take a little longer, but it is worth the effort in the end.  These "picky" buyers are the ones that refer me to everyone they know.....because I took the time to listen to what they wanted and did not try to rush their search process.  It takes a lot of patience sometimes, but I am up for the challenge.

I totally agree with what your saying with just one caveat......IF they are looking for a 250K and are preapproved for 150K.....there has to be some limits.

@Jeff-It is a very valuable lesson to be able to put yourself into your buyer's shoes.

@Rosalie-I agree that limits are necessary.  There is no looking at something that you cannot afford.  That just leads to disappoint in what they truly can afford AND it makes the agent look unprofessional to the listing agents when they are showing homes that the buyer is not qualified to buy.

@Norma-I think that sometimes it just comes down to asking the right questions.  Often the buyers do not have a clear picture of what they want....but they usually know what they don't!

Karen - I think it's okay for a buyer to be choosy.  I also think once they understand what's available in their price range, they become more comfortable with their choices.

@Christine-It is all about seeing enough homes to know what is available!  Buyers quickly learn how to spot a great value!

@Charles-It is a big decision and investment so if it takes a little longer to make a decision, at least you will know that they are not feeling like they made a bad choice.

@Sharon-Sounds like you have got it figured out!  Agents tend to attract buyers that are similar to them!

Hi Karen -- Beyond well said.  If an agent pays an insane amount of attention to a client and truly pulls out all the stops, one can create a client for life, referrals, future business, etc.  It's the only way to do business in my book. Quality, not quantity, and the funny thing is, quantity will grow when we take exceptional care of our clients, as they help become our lead generation and business development machine.

I'm all about Haagen Daz strawberry! In our last search for a home for our own family, we considered "settling" on two or three houses, but they weren't exactly what we wanted, although we could make them work. Thank goodness we didn't. Our current house came up for sale out of the blue and is everything we wanted. We bought it on about the fourth day it was on the market.

@Chris-I truly believe that above all else, this is a SERVICE industry.  Buyers can smell a phony.  You need to be genuine with your clients in the everyday tasks that you do.  There are buyer clients that look at everything online and email me several times per day.  There are others that go to open houses once or twice a month and gives my business card to the agent hosting the open house.  I value these clients because they value and respect my time and effort.  These are often the clients that send me several other buyers before they even make a decision themselves.  I don't need a lot of actual advertising...my reputation precedes me.

@Gretchen-And since you have first hand experience of that exact point, I bet that it gives you valuable insight to what your buyers are going through!  Fabulous experience to share with your buyer clients and a powerful one!  When you wait for the right one, things seem to fall into place when you least expect it!  Thank you for sharing.

Nice post thanks for sharing.  I believe buyers are being choosy as there is no pressure to buy.  Prices are not going up and mortgage rates are steady.  What is the hurry?  None in their mind.

@Ira-We cannot manufacture urgency, you are right.  The pressure is not there in most areas since there are many properties for sale and they are taking longer to sell.  There are no eminent deadlines the way that there were with the tax credit last year.  I think that it is about recognizing motivation of the buyer, or lack thereof, so that you know how to best proceed.

Choosy clients are wonderful. Yes, they may drive you a bit crazy along the way and it is awesome when they find what they are looking for. They make for loyal clients.

Unrealistic clients drive me nuts. These are the ones that want a home in the next price range or two above their budget and think I can magically make it appear just because they want it.

Amen sister - good ice cream is critical to be chosey about.  We are also more chosey on our buyers behalfs.  We want the best home for them for their commute, close by needs, schools if applicable and features that the home offers for the money.  Why not get the best area agents?

@Michael-It is funny how they are two different extremes that way!

@Michelle-Thank you for reading and commenting! I definitely am looking out for my buyers...even when I have to tell them that they should not spend up to their limit with the bank.  It means that I ultimately make less money, but I feel better if they are not living one paycheck from disaster.
