Open house time as IPA (Income Producing Ativity)

I have held many open houses lately where the traffic has been less than spectacular. Instead of watching the TV or reading the Sunday "funnies" between guests, I have used the time to concentarte on IPA, an acronym / tool I came up with while working as a sales trainer for a major retailer.

Down time is not wasted time if used intelligently. I have books on tape on my iPod, trade magazines in my briefcase along with other materials that will serve as the base for producing income in the following weeks.

Of course, I would prefer to see a steady stream of buyers come through the door, but reality is harsh.

What other suggestions do you have for best use of time at opens?

I still do hold open house and always make good use of the time by going through my book of prospects that may have visited at a different time or home and make follow up calls - bring Real Estate magazines or a motivational book to read. Or as a women this is also when I do go through my pocketbook and organize things! No wasted time here!!

Prepare ahead of time by inviting all the neighboring fsbos to visit your open house.  See if you can get in to see their house before your open house and tell them if you have someone who should see their home would they work with you for a %?  whatever is typical in your area.  invite them to see yours so you get activity and also they see how professionally you do and they see their competition.  it gives you a chance to bond and build rapport.  make sure if you go knock on their door to invite them you take them something useful, such as a list of safety precautions for them showing their home on their own, like hiding their prescription meds, cell phones/chargers, jewelry, etc...

EXCELLENT Glenn...keep a stack of note cards and stamps in your brief case, if things are slow you can whip one or two out and write a little 'thinking of you' note and then drop it in the mailbox on the way home.  Another thing is take a laptop with you...bring up AR and read some great tips.  Both of these are very easy to set aside when someone walks through the door.

Glenn,

I think that you're are making very efficient use of your time. Though like others have suggested, you might keep a list of names of people that you want to contact - Follow Up calls. Also, you might have some blank note cards with you and write up some Follow Ups to past clients and those other individuals that have done well with referring business to you.
