Paul, Makes perfect sense! We're the ones out money and time if someone is just testing the market. Fine if we know it, they know it, and we're all on the same page. But if we're just being taken for a ride, well not so good.
Janice, The ones that aren't committed usually have no interest in staging tips either. Funny how that works! :)
BLiz ~ I prefer committed folks. I know they are serious and are motivated. Loved the analogy.
Dawn, Our lives and theirs are much easier when we're all committed to the task of selling the home.
Of course I loved this post - it's music to my ears. A while back I shared that story about the pig and the chicken once - but yours is way better!
Bliz - I wonder about a seller that I have, it is emotional. I am going to say "Involved".They don't live there anylonger but they priced higher than I.
I am about to take another listing that they are emotional, or involved, and I hope that I can make them commit early on to the process.
BLiz - Great explanation of the "involved" and "committed" seller. I don't know what you're market is like but I'm curious, do you get to mostly work with equity sellers on your listings? Do you have a lot of REO's in your market? Do you list REO's?

Donne, Our market is a mix, maybe 10% foreclosure/short sale, but would have to pull a search to confirm that theory. We don't personally advertise for short sales, don't chase the banks either. That stuff is out there, but we'd say only about 1 out of 20 of our listings has to write a check to close. The rest are in equity positions. We never had much appreciation in values, so the fall hasn't been far for the most part. There's plenty of short sale/foreclosure work for those that want it, but it's not the niche that appeals to us....and in time, that niche should shrink significantly. We sometimes wonder what all the agents that are doing that and nothing but will do when that segment dries up.
I like this!!!!!! I learned something pretty cool today... And yes, I will steal, I mean borrow, I mean share with others in my classes! :)
So your question really is, are you a chicken or a pig. Kind of scary to be the latter.
Makes perfect sense to me that the "committed" seller is going to get the job done first. Well done.
Chris, All we ask is a 50% referral fee on any incremental chicken/pig business! :) Just kidding, only 20%...do I hear 5%??

BLiz- I just spoke to a Realtor about a home I staged. Unfortunately, the seller is "Involved" and will not leave the home when it is being shone. She has now gone throw her third Realtor. Oh and she's had two offers after the Staging but turned them down. Very good post!!!!!
Kathy, It's definitely a harder challenge for the buyer's agent to show a home when the seller isn't tucked away someplace. If they're not obtrusive, not quite as big a deal, but still not as optimal as being totally gone. If she's on her third agent, things obviously aren't going well. And turning down offers we can understand if they're not good offers, but if they are good offers and she refuses to accept the true market value of her place? Well, she'll be on to agent four soon.
Bliz, love it. There is no simpler way to explain an involved seller and a committed seller. I know we are always the ones to be blamed first no matter what we did, but sellers really need to have a wake up call and see what they need to do to sell their house also. It is definitely more than just a pretty house to get sold.
Rita, It's a team "sport", and we need the cooperation of our sellers to get the job done. Otherwise it's just depending on luck and buyers not caring.
