When That OPEN house is not for Sale

Well, I found that this was a well written article.  I thought I would try to re-blog this posting to others can also learn something on this topic as well.

Even though homes are in "Active", "Back-Up", status, I call to make sure they are still accepting offers....

I was calling for status to see if homes were available and got a very strange answer...the agent on the other line told me that the home was just about to close but if I wanted to I could "Hold It Open"!

"Why", I asked?  She said, "Well I'm just being nice, this not in my area or I would hold it open, but since I am not I'm offering it to you".

"No Thanks", I said....and began to ponder the situation that exists when homes are constantly held open even when they are about to close.  All contingencies have been met and escrow is coming along and everyone is just waiting for it to close.....but still,agents hold houses open that are not really accepting offers.

I realize that there is an argument that the escrow could fall apart at the last minute, but that's usually not a cause for concern if it is just about to close in a few days like this one was.

This agent placed the home in "Back-Up", but was not accepting back up offers!

A MLS violation here in California.

But what about the tons of listings that are in Pending status that are held open every weekend, just to try to get buyer clients?

I think Real Estate is confusing enough right now with all of the bank owned homes, short sales, and flip sales, that if a  home is not really available, it should not be held open!!!  IMHO
