Help your buyer while making it easier for the seller

When you have an inspection on a home do you just give the seller a repair addendum and call it a day? Then wait for their response and wait for the things to get done before close?

If you really want to make it easier for the seller to say yes to your repair addendum and make sure the work done is of a quality work, do what I do! I get three quotes from qualified individuals to have all the work on the repair addendum done and turn that in with the repair addendum.

This makes the repair addendum price not so open ended and it makes it easier for the seller if they already know how much it is going to cost them. What they don't know, is that it helps my buyer. How may you ask? If a seller gets quotes, they find the three cheapest quotes they can find and the buyer doesn't know if the person doing the work is qualified. The seller may tell the repair person to cut back to make the repair as cheap as possible or to cover things up if it is a buddy doing it! Most buyers never really know if the repairs were done to code, but my buyers do!

So help the seller have an easier time saying yes to your repair addendum and help your buyer makes sure they are actually getting the repairs they are asking for and get some quotes before you turn in the repair addendum.

Todd - This is a good post, and this is solid advice for everyone.  Do you have them just go over the written list, or do they go to the property in person?  Just curious, as it seems the latter would be way more time-consuming.

In our contracts we have the inspection and normally a price adjustment or credit is made.  It is sometimes a Buyers choice to get the bids.  I hope the property we are selling is worth what they asking.

The inspectors I use give an estimated cost range that's pretty accurate.  Lots of times, the buyers prefer a closing credit to do the work themselves because it gives them more control over the quality.

Smart thinking Todd. I wouldn't want the seller's to get their own quote. I'd rather get a few for them to choose from so I could be assured the results were done to my standards! Good for you. You really go above the call of duty :-)

Jason- We look at the inspection report and decide what is important to the buyer. Then I have my buyer pick 3 contractors from my list and we send them over to give bids. I put a contractors box on the house for 3 days so they can get in and I don't have to keep going back over) Works pretty darn well and it makes the listing agent happy also, because they don't need to drive over to let the appraiser in either.

Bob or Carolin - Hope you get a chance to use it in the future! It really impresses buyers!

Gary - I advise my buyers to just get the repairs done. As humans we tend to procrastinate and the repairs more than likely won't get done unless we have them done for us.

Linda S- Well the sellers are not mine, but I'm hoping they remember for their next sale. My buyers love the idea of why I do what I do.

Patricia - In our state they are not allowed to do that, but I wish they could! It would save everyone a lot of time.

Dee - I have a list of about 6 contractors that I use on a regular basis for my own projects. They know by doing this they will continue to get plenty of work from me and an occasional job like these.
