When you have an inspection on a home do you just give the seller a repair addendum and call it a day? Then wait for their response and wait for the things to get done before close?
If you really want to make it easier for the seller to say yes to your repair addendum and make sure the work done is of a quality work, do what I do! I get three quotes from qualified individuals to have all the work on the repair addendum done and turn that in with the repair addendum.
This makes the repair addendum price not so open ended and it makes it easier for the seller if they already know how much it is going to cost them. What they don't know, is that it helps my buyer. How may you ask? If a seller gets quotes, they find the three cheapest quotes they can find and the buyer doesn't know if the person doing the work is qualified. The seller may tell the repair person to cut back to make the repair as cheap as possible or to cover things up if it is a buddy doing it! Most buyers never really know if the repairs were done to code, but my buyers do!
So help the seller have an easier time saying yes to your repair addendum and help your buyer makes sure they are actually getting the repairs they are asking for and get some quotes before you turn in the repair addendum.
