We are going into our busiest season of the year, Fall in the North Georgia Blue Ridge Mountains.  As a Realtor, I can already tell that we are seeing more home buyers now.  Some home buyers held off buying that dream mountain escape thinking prices will go lower and more than likely missed out on the log cabin of their dreams.  Who knows whether prices will go lower?  Atlanta reported just last week that prices have started increasing and even some of the beleaguered Florida markets are reporting their home prices are increasing too.

Buyers, if you want a second home, vacation retreat or cabin rental investment property, now IS the time to buy.  Interest rates are low and seller's have priced most homes to sell and even at that, some are still willing to negotiate.  It's a buyer's market in the North Georgia Mountains and it hasn't been a buyer's market for quite sometime.  Does this mean the sellers are giving their homes away, absolutely not but it offers advantages to buyers that they haven't had in the past.

Buyers, if you have been waiting because you think prices may go lower, then I ask you.  How much lower do you think prices will go?  Maybe, 5%, 10%, maybe more (I doubt it), maybe not at all (quite possible).  Here's what I propose - contact me for the most up-to-the-minute listings specific to your wants and let's start looking.  If you think prices could go 10% lower, let's talk about your opportunities. Denise Greene with Mortgage of America (Ellijay) 404-310-2134 cell; or Tracie Griffith with Preferred Lending (Blue Ridge)  706-632-5800 office are ready to answer any financing questions or address any concerns about the mortgage market.  No pressure, just answers.

Fall is almost here and there's no better time to be in the North Georgia Mountains.  No matter how much negativity, gloom and doom the media churns out, true market conditions in our mountains dispel the myth that the sky is falling.

Buyers, I am ready to help you move 2 North Georgia!  You do have a choice - a Lifestyle Choice !

Tom:  What a thrill that would be for sure!  Don't be surprised that if you do, I fall out of my chair right into the floor.  But be sure to bring that camera for some really awesome nature shots.

Tracy:  Thank you for your comment.  It took awhile but then it finally occurred to me to add a map.

Donna,  I need to do the same with the map thing.  I just haven't found the right one.  Can't be a copy cat and not sure how to create one that will look professional.

Tracy:  I got the map from our MLS.  Do you have one in your MLS?

Cheri' - Didn't know Georgia had mountains !?!  Whoa.  We have mountains and beaches so we've got it covered.  You'll have to come visit sometime.  Thanks for your comment.

Very descriptive. Great post and thanks for sharing.  I lived in Atlanta for 5 years and I love the Georgians. But there is nothing like the California moutains.

Rosemary:  Thank you for your comment.  Atlanta and North Georgia Mountains are very different lifestyles.  It's amazing how many people are leaving Atlanta to come to the mountains or at least have a vacation retreat.

Lisa and Robert:  Thank you for commenting on my post.  I really feel bad for some of the buyers I worked with earlier in the year who didn't buy this summer.  Some had their eye on a particular cabin but the cabin sold to another.  I am afraid some buyers are really missing a great opportunity right now but the news media seems to have more power than a local realtor when it comes to reporting what is really going on.
