So, you think that you have a great listing agent?! Why, because they tell you so? Because they give you feedback on the many showings that they have? What if they were not being totally up front with you, and were either a little lazy, or were trying to get both sides of the commission? No listing agent will never come out and say "I make showings really difficult, because I want to find the buyer" or "I do not return phone calls on time, so I miss a lot of showings". What a listing agent will tell you is what they think that you want to hear.
Your home is probably one of your most valuable assets, so protect your interest and audit your agent! If you have a friend who is a real estate agent, have them call to schedule a showing, have them see the property and have them give you feedback on the process. You will be able to tell a good agent from a bad agent usually within 1 phone call. If they are not representing you properly, you need to know before too much damage is done by stigmatizing your house. You dont want to be that house where people say "You can never get an appointment to see that house, so dont bother" or "that house had been on the market forever, there must be something wrong with it!".
As a broker of 12 years, I would gladly welcome an audit, as I know that I answer my phone, return calls, and show up to properties on time.
