***Central Ohio Market Report March 2011***

This past March in Central Ohio saw 1002 home sales, a 28% decrease from the 1381 sales in March 2010. The range of homes sold in the Franklin and Delaware County area was wide, from a 1BA 1BA to a 7BA 6BA, pricing ranging from $3,000 to $1,600,000! This makes the average home sold quite a weighted number.

In 2011, the average Central Ohio home sold was a 3BD 1BA 1,866 sq ft home, sold for $154,104 after 106 days on the market. This is incredible similar to the average home sold in March 2010, also a 3BD 1BA home, 1,785 sq ft selling for $156,214 after 83 days on the market.

What we see are similar homes taking slightly longer (23 days) to sell in Central Ohio. Is this a sign of a regional equilibrium in the housing market? Are things beginning to even out for us in Central Ohio? We will see!

Joe - The Knox County Ohio Board of REALTORS saw a reduction in closed home sales as well this March but the reduction in total closed sales is not off all that much.  However, consider that in March 2010 the housing market was still being driven by an economic policy and a home buyer tax credit and today the housing market is moving forward on it's own without subsidy.  USA Today featured Columbus as one of the 5 housing markets that they feel are headed towards recovery.
