Many Buyers cannot see past what is there. If you present a room in less than 'show' condition, your buyer may have trouble seeing past your lifestyle and possessions to how they would use the space.
If you have a Great Room that is supposed to provide space for living and dining make sure that you show both functions. If you show only the sitting area, buyers will wonder if you can really fit a dining set into the space as well.
Your home will have lost a feature and offer less than other comparables.
Whether you are in a condo or a semi or a detached home the same rule applies. Buyers have trouble sizing a space and need to see how it works.
Show the buyer a clear purpose for each area of your house.
Catch all rooms confuse buyers. If the room is basically storage space the buyer may wonder if your home lacks space and therefore you had to resort to using a room meant for living. Catch all rooms are also hard for the buyer to size. They will have trouble seeing past all your stuff to tell if their furniture will fit in the room.
Empty rooms can also make it hard for a buyer to size the room. Particularly in a small home. Without furniture there is no reference point for their eye. If the room has many windows and arches the buyer may have trouble figuring out where to put he furniture.
It is best to show the buyer a clear 'picture' of the space. Show your buyer where the furniture could sit.
