The hamlets of Baldwin and Baldwin Harbor are located in The Town of Hempstead on the south shore of Nassau County, Long Island. The two hamlets share the same zip code and school district-the Baldwin Union Free School District. North Baldwin is part of the hamlet of Baldwin. For the purposes of this report, the North Baldwin section of Baldwin will be analyzed separately. Residents consider themselves part of the same community, Baldwin.

The total number of Baldwin, New York Real Estate homes sold for the four year period ended March 31, 2011 declined  from 162 in 2008 to 157 in 2011. This represents a 3.08% decrease in volume.

A closer look at the type of sales over the four year period reveals an increase in the number of Baldwin, New York Real Estate foreclosures and Baldwin, New York Real Estate short sales. The number of foreclosures increased from 2 in 2008 to 16 in 2011. The number of short sales increased from zero in 2008 to 9 in 2011.

With total Baldwin, New York Real Estate sales of 157 for 2011, the 16 Baldwin, New York foreclosure sales represents 10.2 % of total sales and the 9 Baldwin, New York short sales represents 5.6 % of total sales

The median sales price of Baldwin, New York Homes over the 4 year period ended March 31, 2011 declined from $417,000 in 2008 to $349,000 in 2011 for a decrease of 16.3%. The median sales price decreased from 2010 to 2011.

Good Friday morning, Patrick.

We are seeing much more use of the FHA 203(k) program when buyers are selecting lender owned foreclosures and short sale pre-foreclosures that have deferred maintenance or repair requirements. The cost of the improvements can be included in the first mortgage loan and the work can be completed before moving in.

 Life is great in the spring!
