Sales volume rose modestly overall, but with a large jump in detached home sales and a large decline in attached home sales; average sale prices decline overall.
At the end of February 2011 there were 935 Oceanside homes for sale, 4% more than last month, the second inventory increase since the holidays. This represents an inventory of 7.2 months for detached homes (up from 5.3 months in January) and 7.5 months for attached homes (up from 5.2 months) based on the current rate of sales over the last 6 months.

In February 255 Oceanside homes came on the market, a decline from January new listings. During February the number of homes going pending (171) was 19% more than last month.
