Entry door replacement: A fairly easy job, without a huge expense.  It will greatly enhance your home's curb appeal.

Garage Door replacement: This one is costlier, but if you have an old garage door, that is falling apart, it will make quite a difference in your home's overall appeal.

Siding replacement: Yes, this is one of the most expensive fixes.  But, if you have old aluminum siding, or crumbling Masonite siding, it is worth every penny.

Deck replacement or addition:  with outdoor living being bigger than ever, this is a great upgrade.  If your deck is too small, the wood is rotting and it's beyond a power washing and paint or stain job, replace it.

Kitchen or bath remodel:  These are the big ones.  The highest cost, but some of the best returns.  everyone wants granite, stainless steel and modern cabinets and fixtures.  From simply replacing the shiny brass hardware and light fixtures, to a complete remodel.  Nothing helps sell a home like a stylish, up to date kitchen or bath.

All great tips!  Curb appeal first, and move on from there, just making sure you dont over improve for your area.

Great advise.  I always found the entry door is a great way to improve the curb appeal for a lower cost home improvement.  Since some buyers call agents from seeing a home they drove by, the front door is like a magnet to attract them to call.  It represents the house is well cared for and updated.  I have some past clients say they could picture themselves walking into the house thru the front door.  I agree a new garage door is well worth it if it faces the street, again curb appeal.

my seller and I actually used natural stones from a river and pine needles to re-do the front yard landscaping. Looks ten times better and it was a very low cost project.

One of my favorite tips for sellers of older homes is to banish the almond switches and outlets, and change them out to white.  It's like a face lift for a house -- subtle but takes years off the real age!  I warn them that they can't just change the plates and leave the electrical part almond.  That's worse than leaving them alone!

About the front door -- my stager ALWAYS wants to add color to the front door.   A wreath is good, but definitely containers with colorful  flowers on either side as you walk up.
