For or Against the NAR Dues Increase?  You better speak up NOW!

This email came today:

To help provide you with the latest information and answer many of the questions that have been raised,NAR the Leadership Team is holding a LIVE virtual Town Hall on Wednesday, April 13th, from 1:00 to 2:30 p.m. central time.  Cathy Whatley, 2003 NAR President and Chair of the Political Survival Presidential Advisory Group, will be joining us to share her insights and clarify the value of this initiative to members.

The town hall is open to ALL REALTORS®.  To participate simply use the link below.  You’ll be directed to a registration page. Once registered, you will receive an email with a link to view the Town Hall on April 13th.

Sign up here   You will need your NAR login info to do so.

View the PDF form (40 pages) of the meeting talking points.  It really sounds to me like NAR is trying to be another policitcal party.  And, the wording 'political survival' seems paranoid to me.

Please give NAR feedback with this form down towards the bottom.  If you do not speak your mind, for or against it, you will be seeing a $80 dues increase over the next 2 years.  I personally am opposed and wanted to share this with all of you.  Please speak up and tell them what you think!

I've done all the tough stuff for you, point - click - read - get informed - then tell them what you think!

Jim:  I'm probably not the best person to ask ;-) Seems like we are the only people that notice our bottom line costs are increasing across the board. We can't do anything about the price of gas but I can stop wasteful spending hopefully at NAR. They are just out of touch!

Norm:  Good thought. We know what's best for you.

Brian: Thanks for the comment.

Jon:  The $40 is just a start. Once the gate is open there will be no stopping further increases as they don't give a good enough accounting of what they do with the money they currently have. Their hand is extended only wanting more.

Carla:  Paying for something that's online? Anyone heard of 'cloud'? Seems ridiculous. Granted the association paid legal council for advice & input on those forms but how long do you have to keep paying?

Christine: Forensics on the books!

JP:  Your so eloquent! Keep your enemy closer also comes to mind.

It is a tough sell in our market with home prices at 56% of what they were 4 years ago and the number of sales that are not quite half.

Lyn, thanks again for starting the discussion. FYI, I may not get my way, but I do actually have one of the votes in that room in May. That is why I'm learning as much as I can about the issue, and listening to my fellow members opinion. The information is starting to trickle out there. You've done a great service to us by giving folks the ability to find out exactly what's coming down the pike. However, it's fairly apparent that the "knee jerk" reaction is a loud NO! I find the responses closer to 50/50 amongst those that have looked at the info you provided, in depth. Thanks again!

Chris: Thank you for your comment. Please take into consideration our 'paying' opinion. Whether knee jerk or fully investigated personally I think that due to the downturned economy we need to tighten our belts. Including NAR's belly busting belt. There are 30 agents in my office alone that haven't voiced their opinions here & the concensus is that NAR no longer represents our best interests.

I am one mouthpiece for many because I can blog & get the info out. Please have NAR take that into consideration also.

Patricia:  Investigate & decide.

Jerry:  Exactly. Nothing in our market has stayed the same OR is the same. Prudent to keep all costs in check with no increases.

Find ways to lower dues, costs. Weed out the restrictive regulations strangling our businesses. Don't add to them. Run NAR with less front office and more folks in the field, in the real estate trenches will get the wagon out of the mud rut and increase respect of the upper echelon.

Francisco:  You really have to wonder. Someone had pointed out on another post that NAR has not disclosed what they have been using the current $35 fund towards.  Aside from the bus, where is that money going?  Now they want more.  This came from a NAR Board member.

I feel in my 4 years with NAR, I often wonder, "what I am paying for?" I don't like being forced into a membership to access the MLS, when this MLS system is being sold to 3rd party vendors for $$$.

Francisco: Glad you put down your feedback. Good point - if they are selling MLS access to make revenue why are my MLS fees so high also?

There are 3rd parties sites that are sold MLS information (from our MLS) to search for properties, a few like Listing Book , let a real estate agent put this widget or information on their website or send the clients a link. The thing with these 3rd party sites is, the information is not updated as it would be in the MLS.  I didn't want this type of "service" for my clients as I wanted them to have to updated information instantly. The thing is my "MLS" service in Arizona has this search tool, and I was told that it wasn't promoted? I still have to pay a fee on top of my MLS service for this search option for my clients. What really gets me is how the MLS does not promote this search option for Realtors, why would they? They are raking in $$$ to sell 3rd party sites MLS information, who in turn, try to sell us on the latest and great search options for our clients. $$$ money driven machines working against us

Francisco:  Hopefully others will see your detailed message & pay attention to the 'inventory' that they are selling. They are selling 'our' efforts & therefore don't regard it with the same value. Bust your butt to get a listing & get it sold & you have a whole different set of views right?

I don't pay anything extra for an IDX link (which it is called with us) but they sure put you thru the wringer on getting one. I am going to investigate this further. We are actually paying for this so I want to see what are we actually getting? What are we capable of that are not being told about? Hmmm. To be continued .......

Thanks Francisco for finding that video. The paranoia I hear with the 'WE are fighting for our policitical lives'.  We as in me and them?  I can fight my own political battles & hold my own political views.  I for one don't see the world evidently like they do.  I do not feel that NAR, RPAC and I are a 'team'.  I only feel RPAC's fingers slipping into my wallet to extract my hard earned cash.

Once this door gets opened, there will be no return. There will NEVER be a reduction in dues, it will always be more & more for this & that reason.  I don't feel they have done a good job telling us what they have currently done with the $35 Political Fund.  My god, they went & bought a used political bus! Yeah, that will help with congress & get all those 'anti-Realtors' on our side.  Yeah, yeah, we will ride them around in this party bus!

Notice the top of the video everyone - it says Realtor Party as in Democratic & Republican now?

I feel the same as you, I feel this video is a call for special interest lobbying. I don't get a a good feeling when videos like these are made, I do not agree with them nor do they represent my views.

"The NAR Board of Directors voted in favor of the REALTOR® Party Political Survival Initiative and agreed to fund it through a dedicated dues increase of $40 per member, beginning in 2012. The initiative will allow NAR to provide millions of dollars in additional support to state and local boards, which are facing a cadre of policy proposals that would restrict private property rights and drain home owners' pocketbooks."

Dedicated dues? I have to say that since NAR has pushed the increase, I no longer feel that my concerns mean a thing to NAR. Instead I am a # and a source for $ to NAR.

Well for those that haven't heard, last week NAR voted on the increase and it passed and will be in effect for 2012.  This increase will go to fund NAR's Political efforts.  I have read numerous articles about the increase and saw different reports on surveys that have been done, and all of them are against this increase.  In a time when agents and real estate companies are going out of business because they just can't survive, seems to be the worst time to raise dues by 46.51 percent.  I encourage agents not to take this increse lying down.  Here is the content of an e-mail that I just sent to NAR.  If you are reluctant to challenge the "Good ole boy system" remember two things.  First, you do pay NAR's salary and the salary of your local Association staff.  Second, they are suppose to represent their members.  You have my permission to cut and paste and send your own e-mail to NAR.

My topic is dues increase and mandatory contribution to NAR's Political Action Committee.  I heard that NAR is going up on our dues for 2012, with an increase of 46.51 percent.  I also understand t'hat a pole taken in RealTown said that "82.3 'percent of the respondents, including me, were against the increase.  When real estate companies and agents are "dropping like flies" and can't afford to stay in business, you guys want to raise the dues.  The question that I have is how can you as an organization, representing not just Brokers, large companies but independent agents, have the nerve to do such a thing.  It appears you have the same mindset as many of our elected officials in Washington, you forget who pays your salaries and who you represent.  Why have we, the dues paying members, not heard this from NAR?  I hope that you get so many e-mails and telephone calls that you can't return them all.  I also hope that someone files a lawsuit against NAR to challenge the decision to require that we contribute to NAR's Polictical Action Committee.  If I want to contribute to a particular candidate, that is my business.  Why would anyone in their right mind, give someone else their hard earned dollars to contribute to the candidate of their choice.  Please reply and verify if this "rumor" is true or not.!  Also, rather than waiting until the last minute, why doesn't NAR alert the members to this increase so we can have an opportunity to react.

If you disagree, do something.  The polictical process works for everyone.

Jerry:  Thanks for your input. At this point the motion has passed & is currently included in your 2012 dues. I'm sure that you just noticed it. I agree that we should continue to voice our opinion on this.
