Mortgage rates slowly rising -- opportunity calls:  Mortgage rates are slowly rising, as predicted by analysts. As of October 1, the average rate for a 30-year fixed-rate mortgage was 6.42 percent with 0.5 points (fees), according to Freddie Mac, a major government-sponsored buyer of existing home mortgages.

Last year at this time, the average rate was 6.31 percent.

Here's the good part:  Fortunately, rates are still at historically low levels, thus providing excellent financing options for today's home buyers - particularly those with good credit histories. Many are making strategic decisions to buy and finance a home now before rates climb higher. Also, they can now choose from many home offerings, and the owners are open to negotiation on price and terms.

Rates are good, but I am having a hard time telling people to step in now because I am on the sidelines waiting for some good oppurtunities.

Rosemary-Doesn't matter what kind of market it is....it's always a good time to buy and I wish the media would present that....Rates are awesome compared to 10 years ago... Wouldn't you rather pay a mortgage than a landlord?  thank you for commenting on my post...trying a new approach...so far its working..

Midori - I totally agree with you of course, and I know it is easy to say its better than it was 10 year ago, but I also try to be real about what is going on these days and I understand the hesitation, I just hope it won't last much longer.  This is a good time in comparison, but its a bad time in real time.  I think once we get the education out there of the new rules of the game and the opportunites that are out there.... we will get our anxious buyers back.  This to me, is a learn curve for us all.  Thanks for your comments and have a blessed day.

People waiting on good opportunities may very well be kicking themselves later on.  There are good opportunities now.  I can't understand why people don't get this.  Rates are still unbelieveably low.  Does anyone remember when rates were double digits!?!
