Today's announcement of pending home sales hitting record lows is causing ripple effects in the stock market. The Associated Press article is available here.

What does this mean to all of us? In my market things are still selling and prices are still going up. I do feel that the consistent negative press from the media will eventually create the reality that they are saying. Will another rate decrease help or hurt? The perception of recession that another rate decrease may cause is concerning to me.

As a newer agent I am learning that perception is often more powerful than reality.

I am not sure I agree with you. I work the Puyallup area too. We report on a radio show and the numbers have begun to go lower. Check out the NWMLS numbers. Listing times have increased and price reductions are a huge number. The amount of builder inventory is growing at huge numbers. Here is a report about the area stating a rebound from declining prices, but the rebound is due to the median rising, meaning higher priced homes are selling better than lower priced homes. That will bring the median up and make it sound good.

Jason- Good call. I should of been more clear. Pierce County is still holding strong overall. Puyallup and other areas are indeed slowing and in some cases dropping.

One thing I do find very interesting is that inventory is up CDOM is up and prices (overall) are up. From a economics point this is not possible. I am hopeful that our area economy is strong enough and the influx of people will help keep the areas housing market from taking too much of a beating.

We are down here, to the point where I wish we were at the national average.  In Sept07 we sold all of 31 homes in Simi Valley, in Sept 06 we sold 131.  Now thats a drop.

I would not say our economy is doing good, actually I would say it is not good at all.  But that doesn't mean sales and refinancings aren't being done.  You got to go out there and get the sales that are occurring.

Agree with Ron...buyers are buying, sellers are selling and people need to refi.  What else matters?

I do agree with you that another rate drop is probably not a good thing. Have you seen the price of food and gas? With four kids and a suburban Bernanke is killing me!

Beth- Wow, that is a drop.....I try to be glass half full but ouch....

Ron- True, sales and refinancing is still happening. My wife is a title rep and her business is holding steady with the amount of refinancing that is happening here.

Joey- We will see. It does look like they are going to strongly consider another rate drop. Time to trade that Suburban in on an Expeditiion =)

Scott- It is always interesting to see what is happening in different parts of the country. I will tell you to count your blessings, your market is much better than ours! It is neither a buyer or a seller market here, how about foreclosure and short sale market! I know Tacoma very well.
