What are the steps to success in selling a home quickly in Northeast Ohio (Greater Cleveland) in 2011? are few of the highlights of this gorgeous home:

  • Measure Twice and Cut Once -- There is no substitute for planning your sale.  Many sellers (sometimes due to no fault of their own -- immediate job loss, death, etc.) do not have the luxury of planning their sale.  However, if you do, and you choose not to plan your sale far in advance, you will lose more control over the process and in a strong buyer's market, that is not an advantageous position to be in.     These particular sellers planned their sale well in advance so they were ready on day 1 with no stress when it came time to sell.
  • Condition / Home Preparation / Home Staging / Cleanliness / De-cluttering / Cosmetic Makeovers / and yes...sometimes...even renovations... -- Think HGTV. Buyers sure are these days.  I work with buyers every day, and with a few exceptions, many buyers prefer to purchase a home that is in "move in" condition. Buyers want clean, Mr. Clean. Thoroughly preparing a home for sale can seem daunting, depending on the amount of stuff and its current condition, but as a REALTOR and Accredited Home Staging Professional (ASP) REALTOR, as someone who has successfully helped expired home sellers, new home sellers, home buyers, and even new owners renovate their homes for enjoyment and eventual re-sale, this process can be really straight forward, structured, organized and manageable.  The end result being more money at closing. These sellers "get" real estate, and you can tell from looking at the photos of their gorgeous home.
  • Pricing.  Thoroughly vetting your recent sold comparable properties so you know where your home stacks up, as well as knowing what hasn't sold and why it hasn't, as well as what your current competition is doing will also mean the difference between success and failure.  Get it right (along with other key elements) and you have a great chance of not only success, but maximizing your financial net result in the process.  Get it wrong, and you can expect to suffer on the market with the tons of other properties languishing on the market, incurring 1+ price reductions, increased carrying costs, decreased negotiating position and the list goes on.
    These sellers understood the market realities of 2011 and priced their home competitively from Day 1.
  • Marketing.  This is not 1980 anymore, it's not even 1990 either.  Shoot, it's not even 2000 or 2006 anymore.  It's 2011. Does your REALTOR know what long-tail keyword search engine optimization is? Does your REALTOR respond to buyer inquiries in minutes on their smart phone? Does your REALTOR have very expensive camera equipment, the brains to know how to take exceptional photographs (hint: It ain't easy to do it really, really well), and knows how to ensure the photos are made even better in post-production processing?  What about tweets,  various social media platforms, exceptional writing skills, professionally produced marketing materials and the list goes on and on and on. It is 2011 and your home and your REALTOR's skills should be in 2011 as well.
    Okay...we do a pretty nifty and cutting-edge job when it comes to marketing...

Congrats on the fast contract!  I just had a listing go under contract in 3 days and there is no doubt that the ideas you mentioned had a lot to do with our success.  I just wish every seller understood that implementing those ideas are what it takes to sell a home in this market...
