This is a common tossed around topic.  Since the last time I discussed it in my blog I have added a few more alphabets after my name.

In the past a few spirited discussions about the wisdom of getting designations broke out when I tied profession development to professionalism.  With time my opinion has only got stronger.

Here are a few of my thoughts on the topic.

  1. If you are planning to make your living as a real estate agent you need the best training possible.
  2. You are the business; you need to invest in yourself like you would any other business.
  3. There is a lot of competition out there.  Training and designations are one way of distinguishing you from the competition.
  4. The process of getting designations provides you many needed skills.
  5. You gain a network of other top agents in your area.
  6. Designations tell the public that you have had training and take your profession serious.
  7. In a competitive market you need every edge you can get.

Here are the designations I currently hold:

  • ABR - Accredited Buyers Agent
  • AHWD - At Home With Diversity, Certification
  • CRS - Certified Residential Specialist
  • e-PRO - Certification of Internet Professionalism
  • GRI - Graduate REALTOR® Institute
  • I also hold a Broker's License.

Does that list alone make me a better agent than others in my market?  In some ways it does.  If the agent I am competing with has no designations and a salesman license, what statement has that agent sent to the potential client that we are competing for?  What is that agent giving the public to help with their selection of an agent to represent them?

This subject hit home with me yesterday.  Two of my best friends and clients have a home they own in California and they asked me to refer them to an agent in that market to sell their home.  I did not know an agent in that particular market; so on the internet I went.

Here are a few of the things I found.

From their Board of Realtors site only 92 agents took the time to post an agents page.  Of the 92 only 3 held a CRS designation.  A couple more than that had a GRI, ABR or e-PRO.  Not one agent had more than two of the above.  The overwhelming majority had no designations.  So here I am a potential piece of business for them and so far most have given me no reason to pick them.

I started with the three members who had the CRS designation.  Of the three, the first one's website link did not work.  The second ones website was one of those canned agent sites that you buy for about $39/month and it was not finished being built.  No bio, nothing to tell you anything about that agent other than 2 listings and a picture.  This is getting depressing.

The third agent not only had a pretty good website.  She had a bio, many listings and had other designations and was involved with her local Board of REALTORS®.  The final plus mark was she is an Active Rain member, which allowed me to read more about her.  I liked what I read and picked up the phone.

She and my clients are now connected and if they decide they want to list with her, I will post again and give you an update.

Why did I add this story?  It was to illustrate that process that many use to select a REALTOR®.  How do I know this?  Well I have had a couple of recent closings with clients who found me the same way.

Over 90% of my clients are shopping on the internet.  Almost every one of them has been on my website and blogs before during and after their transaction.

I know the number may be less for some agents and in some markets.  Lets assume some of your clients are not internet savvy; I bet their children or family members who they discussing their upcoming transaction with are on the internet and feeding them back information.

You need to ask yourself, what are you giving them to help make their decision to select you as their agent?

  • If you do not believe they are checking you out?  You have another thing coming.
  • If you do not think they know those designations are after your name; you are wrong they can read.  My website has the designations and explanations and I know they read it, because they reference them when I get interviewed.
  • My clients on several occasions have also mentioned my involvement in the community and with the Board of Realtors.  They have also referenced my broker's license.

Here are a few tips I would like to leave:

  1. Get Professional Development; including designations and certifications
  2. Let the public know, through your marketing
  3. Be sure your web presence includes a good bio, including your professional designations.
  4. Be active on Active Rain.  Clients will find you here and they will read what you write.

I think you have shown that you are beyond Qualified, but so many that had joined in the Real Estate businessin the last Five years, Don't have enough knowledge, and should continue education as a tool!! You seem very Reputable as well. I think it's great that are offering great Advice.

Well, you know me so you know I'm around it more than most because of my office position too. With what happened in this case I believe you had a handful looking for someone who was serious about the biz ...when they weren't serious about even marketing themselves.

Since AR is half my life now :)...I already have picked people in certain areas that I would refer to. Some don't have but one designation....like Broker Bryant... but I would still pick him because I know him and know he knows his stuff.....then there are others who have plenty but I wouldn't pick because all they do is advertise and keep talking about the ME syndrome.

Now when getting into an area I don't know...I would do the process of elimination like you did. And then talk to them...like you did.

As always, time and designations do not prove to me they are "better" than others. You and I have been agents for about the same length of time...you have different priorties and have exceeded anything that I would want. You also have a family to take care of too. Hard isn't it to be full time agent, take care of family and have time to do it all. I feel for you but am very proud of you. (and you have more energy because you're younger....so respect your elders! :) :)

 

P.S. Forgot to add....the education is what the whole designation is for...the logo is the reward.

Amen.  It's truly amazing how many agents ignore the fact that we shop each other when sending out referrals-and that consumers shop us as well!  I don't think consumers know what designations mean in particular-but they do recognize that letters behind your name mean SOMETHING.  Whatever it may be-and it makes you stand above your competition.

Randy - I totally agree with you. I've done my GRI, but don't have my designation posted yet so I can't use the logo. The education is awesome and the networking is even better.

I've gotten business from my AR blog and web presence. How could anyone not want to better themselves with education?

I know a lot of agents without designations that I would use, like Sally said...because I know them. But, if I'm looking in an area where I don't know anyone, then the designations would be invaluable.

P.S. I like the mutual respect that you and Sally have for each other. It's good to see.

Sally - I would not hesitate to refer someone to B.B., but that is because I know him and how good he is.  If I didn't know him, I would have picked someone with the credentials.

Leigh - I agree completely.  When taking the ABR class the instructor amde a comment.  he did not know what the designations after his dentist's name were, but he knew he needed a dentist with them.

Linda - Sally and I work in the same office and we help each other.  Our office is like family.

Randy, this is a very timely post.  The vast majority of real estate licensees stop pursuing education opportunities after they earn their sales or broker license.  Other than CE courses, most agents figure that they know all that is required and that's it.  Designations have value, provided that we educate the public (and each other) about the value of the education that goes along with them.  

CRS is the gold standard among designations because a candidate has to demonstrate proof of closed transactions in addition to all the supplementary education.  And in this very challenging market, the production requirement is obviously tougher to meet.  ABR is another designation that deserves extra attention, again because a candidate has to demonstrate a record of sales as a Buyer's Agent.

I'm curious..now that you've earned all the above designations, which one are you planning to pursue next?

I enjoy teaching myself.  I agree with Sally that you'd be good at teaching and you'd probably find it very rewarding.

Have you looked into the CIPS (Certified International Property Specialist) designation?  I suspect you encounter a fair amount of international clients who buy and sell in Hawaii.  The CIPS is a very highly-regarded designation and it could help you build your business with foreign clients.  Randy, I hope you'll consider that designation as well!

Randy-I completely agree with you here.  I'm just a little past my first year and had decided right away that the more I learn, the more I'll understand and the more value I'll bring to my clients.  Not only that, I love to learn and learn more.  So I signed up for my GRI and wow was that a fabulous 6 months.  I was amazed at what I was learning and how that brought light to many of the situations I'd all ready been in.  I think it should be a prerequisite to complete the GRI as a new agent.  Now, I just can't wait to get started on the ABR, ASR and CRS. Thank you for posting such an important topic.

Randy-Wonderful Post.  I am new to the industry and I had posted a blog asking about designations.  I received a lot of information on my comments but you really explained this thoroughly.  I am going to start on getting some designations because I do want to be as professional and knowledgeable as possible.

Marchel - The At Home With Diversity is a Certification.  I took the course a couple of years ago and I was told we could put it on our website.  I noticed earlier in the year that the Board of Realtors was listing it after my name.  I didn't realize it was something you put after your name like ABR or CRS.

Julie - You have a great attitude towards education.  That is a common trait among those who are or will be successful.

Randy, you are all over this topic. A very thorough, logical post. Earning the designation is secondary to using the designation and separating yourself from the crowd. This one is bookmarked.
