Waco and Mclennan County Residential home sales report for March 2011

The days on the market for Waco residential real estate went up this month, but so did sales prices. In March, the beginning of the busiest time of the year for real estate, there were 167 homes sold in Waco. These homes had an average list price of $140,484 , an average sold price of $134,428 and an average of 154 days on the market. Another positive move is that the sales of upper-range homes in the $300 to $400,000 range has almost doubled from last year.

Compare this to March 2010 when there were 202 properties sold. They had an average list price of $124,980 and an average sold price of $120,636 and an average of 137 days on the market.

Here is a break-down for March 2011 sales by price range:

0-$50,000 = 26

$50-100,000 = 42

$100-150,000 = 47

$150-200,000 = 29

$200-250,000 = 9

$250-300,000 = 12

$300-350,000 = 6

$350-$400,000 = 5

$400,000 and up = 2

As off April 8, there were 334 residential sales pending (under contract waiting to close). In other categories, land is still an area that is struggling. There were 13 pieces of land sold in both 2010 with an average list price of $51,191, an average sold price of $47,315 and an average days on the market of 380. In march 2011 there were 14 pieces of land sold with an average list price of $46,614, an average sold price of $42,328 and an average of 436 days on the market.

There was only one multi-family property sold in both 2010 and 2011. In the Farm and Ranch category, there was only one property sold in 2010. In 2011 there were 8. They had an average list price of $257,253, and average sold price of $233,156 and an average 229 days on the market.
