In the first quarter of 2011 there were 494 New Listings, 175 Under Contract and 170 Sold homes.
The single family real estate activity in Southeast Charlotte for January through March of 2011 had the highest amount of closed home sales in the past 3 years.
Interesting since there's no home buyer tax credit in the mix for 2011 yet the real estate activity has stayed consistent and the amount of sales actually increased.
The average sales price for Southeast Charlotte homes that sold in the 1st quarter of 2011 was $316,959 - nearly identical to the average from the same time last year and above the average in 2009.
Now that does NOT mean that your home's value has gone up! It's more an indication that home sales activity has included higher price points than in 2009.
As of Spring 2011 there are still a lot of available homes for Buyers to consider and competition for home sellers hasn't gone away.
But so far this year the home sales activity in the Southeast Charlotte region is slightly improved from the pace of the past few years - even without that tax credit that got so much hype.
There are still buyers looking for and closing on homes in the area - the key for sellers is pricing, presentation and standing out from the competition! "Good" is simply not good enough when it comes to successfully selling your home these days.

Southeast Charlotte NC includes neighborhoods such as Elizabeth, Lansdowne, Stonehaven, Beverly Crest, Providence Plantation, Cotswold, Chantilly, Eastover, Providence Commons, Bishops Ridge and many more. In addition to Charlotte, the town of Matthews is also included in this area of Mecklenburg County NC.
