I Specialize in Helping Distressed PEOPLE!I Specialize in Helping Distressed PEOPLE!  When the Certified Distressed Property Expert Designation came into being a few years ago for Realtors, I had some issues with it.  First... properties aren't typically distressed... people are.  Second, I never like to refer to myself as an 'Expert' on anything.  It's a pretty tall title and one that comes with great responsibility.

I Specialize in Helping Distressed PEOPLE!  Most seller's, who are in financial trouble, didn't get there because their property became a problem.  Most seller's, who are in financial trouble, got there because of lost jobs, failed businesses, over-spending, and the like.  Existential circumstances were the cause, and 'distress' became the effect. 

I Specialize in Helping Distressed PEOPLE!  So, how do we help distressed people?  First, we listen... carefully.  We sift through the mire of emotional rants and we get to the meat of the issue... loss.  Can you identify with loss?  If so, then you can rightly call yourself a Certified Distressed People Expert Specialist.  If, on the other hand, you have never experienced real loss... then you may be at a loss to identify with someone who has.  Why?  Ben Franklin said it best... "Those things that hurt, instruct."  If you've never felt hurt (loss), how can you instruct others to learn from it?  Just sayin... I Specialize in Helping Distressed PEOPLE!

Melinda, I like your slogan about helping distressed people. Foreclosures and short sales are the result of people getting into bad situations. I never liked the sound of "distressed properties" - the name indicates there is something wrong with the property. Great post.

What a great attitude and I agree most of the time we aren't an agent, but more of a councilor / psychiatrist when it comes to helping distressed owners. Listen and the real problem will come out and sometimes all they need is someone to listen. (Maybe the banks should learn this)

Melinda, three excellent points worth being featured!

While the face of a seller and the facade of a property both seem distressed at times, the emphasis and empathy belongs to the home owner.

Interestingly, many bona fide  experts are loathe to use the term "expert."
