OK, so let's do the coin toss!

Have you ever been to a listing presentation and thought you had done well. The seller told you they just wanhted to see one more agent at lunch time so you arrange to be back again that afternoon to deliver additional information. When you go back, the seller says that you and the other agent are just so good and you both have great ideas and marketing and frankly they can't decide between you so they will just have to toss a coin to decide. Not great to hear that because it means I haven't successfully shown why I am the better agent, but I did something different, I insisted on the coin toss. In the past I have left and hoped the coin toss went my way and mostly it didn't. Today I said, great then lets toss that coin, and we will have a decision. Well, the seller wasn't expecting that but I insisted after all it was his idea. You know what happened next? I got the business without having to toss the coin because he said the fact that I was preared to toss the coin meant I was ready to do business or walkaway so there was no need to toss the coin because he just wanted an agent that was proactive enough to get on with it. Interesting, as long as I am in this business I will never understand how a seller thinks. So the moral is, insist on the coin toss while you are standing in front of them. I got the business and then we tossed the coin anyway. I won't tell you what the result was but I already had the business.

Hey Clint, nice to hear from you. I admit when the seller tells me they have to toss the coin, then I have not done a good job ersuading them that I am the right agent. However if I leave then I will never know, if I insist on the coin toss I have a 50% chance os staying to sign them up, either way at least I have forced a decision and am not left wondering. I like the nit under the cup idea too, I will tray and work that into my listing presentation! ha ha
