Hi Jody, I liked watching the video discussing investors and them getting the highest ROI. Sometimes I think multi family is much better as with vacancy it spreads out the risk.
Thanks Gary, I think Debi did a great job on the video since this was her first one. I hope to be able to do many more with her and I agree with you on the multi-family properties. In this area many times it's the better investment.

In our community you need to balance the lower overall cost and the "spread the risk" factor with the general feeling about multi-family housing.
Back when I was handling rentals, the majority of people said they wouldn't consider anything but a single family home - no apartments or duplexes. Thus, rents are considerably lower.
That attitude may be why condos haven't caught on here either. Almost everyone wants their privacy and independence.
My son is thinking owing multi-family properties is the way to go, but will look in another community, where they are more widely accepted.

Marte, it would be a great investment for your son and multi-family units is the best way to spread the risk but your son is right to look in communities where they are more readily accepted.
