bells and whistlesNew Construction is very appealing to buyers.  The latest designs, the latest features . . . modern, clean, never lived in . . . all fresh and pretty. 

I love showing and selling new construction.  Quite a few of the local builders have great buyer incentives, which could include:

  • Paying a percentage of buyer closing costs
  • Special financing options
  • The ability for buyers to select flooring options,
  • etc.

But one thing to be mindful of when touring new construction:  Model Homes have all the bells and whistles.

The builder is trying to show the home in the most optimal, pristine, glamorous state. 

Buyers need know that the Model Home is just that.  A MODEL.

The property being purchased may not come with the designer painted walls, or the fancy faucets, or the elegant window treatments.  It may not include the lovely stainless steel appliances, or the exotic ceiling fan, or the beautiful lighting fixtures, or the lovely high-end Berber carpet.  The backyard might not include landscaping.

If you like the bells and whistles, they may be additional "OPTIONS" and "UPGRADES" that the builder will be more than happy to include . . . in the overall price. 

Quite simply:  ASK what the basics are!

Gene, I have shown many new homes and sold quite a few of them.  It helps when showing models to ask the client about their furniture and how do they see it fitting in to this room, or that room.  And most of the people buying new homes are not swayed by the Mello Roos, but are more impressed with the warranty from the builder.

Quite simply - make sure you have someone like Gene standing by your side when you negotiate with the builder!

I've never been acquainted with builders in new subdivisions who had model homes on display - there's just not that kind of building going on in my neighborhood.

But my husband was a custom home builder. I got to type those contracts, and I can tell you that it was tedious entering the specifications, brand names, etc. of every fixture and appliance. But furnishing what the buyer wanted and making sure they knew what they were getting and what it cost was important.

Gene, The models are just like the car dealer showrooms.  Once you've seen the best, it's very difficult to settle for less.  Hopefully, they have the financing that will allow that to happen for you!
