Ogden Utah Roof Leaks Detected During Infrared Home Inspections
Nearly every week I find at-least 1-2 roof leaks while preforming Infrared Home Inspections in the Ogden area. I usually spot roof leaks in the same area which is nearly always around the chimney or plumbing vent pipes. A quality roof shingle can keep the water out for 15-20+ years but the flashing sealants often fail much sooner.
Utah roofs get water on them which freezes and expands which can cause sealants to pull away from the flashing or vent pipe boots allowing moisture intrusion. In general, Home Owners should inspect all their sealants and flashing's before the snowy Utah Winter Season comes and soon after it leaves.
One of the HUGE BENEFITS of thermal imaging used during a home inspection is the ability to immediately detect roof leaks and moisture intrusions of all sorts. There are MANY roof leaks that would have easily been missed this Winter had I not had my Infrared Camera. Many attics are in-accessible or have areas that are in-accessible. Infrared cameras can often see and inspect an area with limited access with ease.
Don't wait for your ceiling to show a big brown stain or start sagging before you take action. If your buying a new home, INSIST ON AN INFRARED INSPECTION. If you already own a home, monitor your sealants and flashing's around all roof protrusions.
