Fairburn (30213) Real Estate Update - News for March 2011 - New Listings

New Listings for Fairburn 30213  dropped by 7.0% in comparing the results for March 2010 versus March 2011.  This slight reduction in New Listings for Fairburn 30213 cuts into the trend for 2011 overall.  The first quarter results for 2011 versus 2010 are very positive and point towards a trending improvement in the Fairburn real estate market.  The 8.8% increase in New Listings is encouraging for the first quarter.

Fairburn (30213) Real Estate Update - News for March 2011 - Pending Sales

March 2011 Pending Sales for Fairburn 30213 are up by 25% from March 2010.  This is a huge jump and points to an increase in demand for real estate in Fairburn.  Again very encouraging news for the Fairburn Real Estate Market.  Increased demand should lead to an increase in home values and ongoing recovery for the Fairburn Real Estate Market.  The trend is also positive for the year as first quarter Pending Sales are up 16% in 2011 versus first quarter 2010.

Fairburn (30213) Real Estate Update - News for March 2011 - Closed Sales

Closed Sales for Fairburn Real Estate were almost flat with a very small dip to -3.0% from March 2011 to March 2010.  Closed Sales are the real deal that point to buyers being attracted to Fairburn real estate market again.  The first quarter results for Closed Sales also show a slight decrease when comparing 2011 to 2010 - an overall 6.6% decrease.  The Closed Sales are a reflection of contracts that became binding 45 to 60 days prior.  With the increase in Pending Sales and New Listings, we can expect significant improvement in Closed Sales in the coming months and quarters.
