For Sale Sign - SoldArizona law went into effect on September 19th that allows home owners to have a "For Sale" sign on their property, even if HOA covenants previously restricted them.

Keywords here are the owner's property.  In a condo, that will force the sign to the window.  In a townhome or patio home, you may own some stretch of outside ground, so that a sign post can be used.  Have your agent check the lot lines and then confirm with the HOA.  With a single family home, you will have much more opportunity to select your sign placement.

Sellers please be aware that "For Sale" signs are one of the biggest generators of interest in your property....even in a private, gated community.  Neighbors have friends, visitors have interest, and even the FedEx driver has parents who may be considering a move to the area.  If your agent hasn't put the sign up yet, ask!

Gaylen,  Thanks for your comments.  I have more to the story....

My husband was standing out in our driveway late Sunday morning.  We live five doors down from another property we own and have listed for sale, where we just put a sign up now that it's allowed and we've worked through the placement with the HOA.

My husband watched a couple come to the T in the road and look and point at our sign down the street.  They then proceeded to a house on the other side of us, the one they must have scheduled an appointment to see.  When they were done, they looped around to our property, which is vacant, and did stop in and look.  That's a showing that wouldn't have occurred if the sign hadn't been in place.

Thanks for the clarification. I was somewhat confused about what exactly the regulations were for placing a for sale sign. I was told recently that they weren't allowed at all, and I just couldn't believe it. Mainly for reasons which you have mentioned. Anyways, thanks again!

Rick,

Glad this was a helpful tip for you.  The gentleman I spoke with at the County Tax office was very helpful, and the City of Scottsdale was equally supportive of confirming the correct property line info.

You are welcome, Kathy!  It's still an interesting transition here, as some agents still are not aware that the law has changed.

I can imagine....some people don't belong to a Board, some people practice like they did 20 years ago, and some just don't keep up.....but you know, so that will help all your clients :)
