Dutchess County Real Estate Report.

According to the New York State Association Of Realtors the median selling price in Dutchess in September was: $370,000. 

Mid-Hudson Multiple Listing Service INC. (MHMLS) is the major listing service in the county and does provide very useful statistics; however the numbers do not reflect the total real estate transactions in the county.

As you can see from September to October the sale price dropped put the days on the market increased.

The inventory is very high; it is obvious the market is now A Buyer's Market  the problem is, some sellers did not get the message.  The ones who can see the market for what it is are now reducing the asking price or accepting much lower offers.  Also buyers are being given more incentives and selling agents are getting selling bonuses; this would not happen a year ago.

Agents who entered the business to make quick money now see that the business is not that easy and are now exiting.

Jennifer, That's the huge advantage of a buyers market.  I think we're on critical overload with agents.  Everyone and their brother thought for a while they could make easy money in real estate.  (Am I the only one that works their tush off?)  Normal fallout rate is fairly high, with the market tightening they will be running left and right.
