Well it starts out innocently enough. I have a rental and you need a place to stay. The quicker we can define whether we can do business, the better for us both. The first step is the landlords to ascertain whether we have a doable situation.

Assuming that the rentals are in very good condition and ready to rent, we then have to get to the qualifications process. To facilitate the process, the landlord should have a few questions ready to go and then we can all see where we are heading in just a few quick moments:

1. How many people do you need the place for?

2. Are the adults employed?

3. What do they do for a living?

4. Can you provide proof of income?

5. Do you have any pets?

6. Hows your credit?

7. Have you ever been evicted or filed bankruptcy?

8. Can you afford this place and are you budgeted?

9. Where are you living now and for how long?

These are just a few questions and answers to these questions invite more questions. This is where experience counts. Property managers and seasoned landlords do most of their work with these questions. Verification is the easy part. Getting honest, accurate answers at this stage is very important if we are not waste time

THINGS ARE TOUGH

The answers to the above questions is what makes this industry an interesting one now a days. Here is where I really find out what is going on and not just from the newspapers or TV. Unemployment is rampant, Divorce is common, many are downsizing who are employed, foreclosures abound, and everyone has a story to tell and those questions above bring it all out.

MOVE-IN MONEY

It is not uncommon for landlords to want a months rent plus a deposit equal to a months rent. If you have a pet, an additional deposit is necessary. Landlords can ask for more deposit depending on your situation. In today's marketplace, coming up with minimum bulk funds is challenging for many.

CONSULT WITH AN AGENT

There was a time when just about anyone could rent a property out. That time has passed and I strongly recommend that a professional be consulted when it comes to exposing an expensive piece of property for rent. An agent can help all parties find what they are looking for
