When I first started to conduct business in the county that I am in, I went out and purchased a boatload of lock-boxes customarily used in this area. These require a special key to access the house key. I also purchased the key and off I went.

I still use these lock-boxes in this county, but I have also invested in several combo lock-boxes in order to  minimize the complaint calls from other agents. I am continually getting calls from agents that want me to meet them at the houses to let them in because they don't have a key.

The key is only $100 and easily purchased at the board office. Once you buy one... you NEVER have to pay another cent. WHY don't these agents purchase the tools required to do business?

I also work in several other counties, and I have purchased the access keys that are used there. I would not be able to do a good service to my clients if I had to limit the houses I could show them because I couldn't get in. Sell one house with that key, and it pays for itself.

Diane, we only have one board here in the area, so only one type of lockbox key is needed.  However, there are still those agents that will call because they forgot to update their key, left their key at home, "just happen to be in the area", etc. that want you to drop what you are doing to let them in a house.   Not very professional at all...

It also doesn't serve the customer. 

We use supra key pads here.  A new agent called upset with me because there was nobody at the hosue to let her in.  She said she was still so new, she hasn't had time pick up the key pad.  Call me crazy, but how do you take a client around in an area where Supras are so common and expect to get inside homes?  Sherry

I have a Supra Key Pad, a Multacc Key, HUD keys, etc. I just couldn't conduct business without them.

Diane - our area uses Sentrilock boxes and if someone doesn't have a key we can provide them with a one time code to enter manually - provided you're at a computer and get into the website.  Otherwise you can call the toll free # and ask them to do it, but that becomes a hassle.

We have the Supra i-box system here in our area. It amazes me as well, how many agents over the past couple of years did not get the electronic key to open these up - most of these agents are now out of the business, thankfully! We have also invested in combo lockboxes for our office.

It doesn't make sense that you would get into this business and not have everything you need to do this business. What must the customer think?

I don't think the consumer is aware that the agent just doesn't have what he needs. Maybe they think that the instructions of the seller are that the listing agent MUST let everyone in??? Anyway, I think of it this way, what if a contractor shows up to work on your house and has to borrow your hammer, measuring tape, etc.....

Hey Diane,

I have been selling homes in Burlington/Camden Counties NJ for about 15 yrs. I also have a Supra pad, Multacc key, Combo boxes, Hud keys , VA keys. I still can't get past all the agents, (new and old) that don't have the tools. It may sound silly but I have put every type of box I have on a listing before, and still got a call from an agent that did not know how to use a combo box. I said, didn't you ever go to F$%^%*& gym in high school. I know it was unprofessional,.... but I had to walk the agent through R, past the letter, L, R .  Just a story, from just a guy... I share your frustration

Dave,

You are funny! I really don't understand how someone can be in a business without the required tools. It's like the old businessman that says... "I don't have enough money to advertise, when I get more business, then I'll advertise!" It takes marketing to get business, and the tools you need should be readily at hand. How can you sell a house without the tools to get into it?
