I am often asked whether or not it is worth it to stage an empty home.   As a professional designer and home stager, my answer, as well as my occupation, is based on my belief that buyers are much more likely to purchase a home that they can fall in love with... one that they walk through the door and say "Wow.  I want to move in right now."

Of course, staging has its costs.  And many people believe that buyers can more easily picture themselves in homes that are vacant.  There is truth to this.  No distractions.  No decorating taste to disagree with. 

However, consider what new construction builders already know when they create a model home. 

EMPTY IS CONFUSING - Listing photos that are empty of furnishings give the buyer no sense of the scale in the room.  In fact, the property below had no interior listing photos.  They would have been a blizzard of white.  One white empty room looked no different from the next empty white room.

ECHOES DO NOT ROMANCE THE BUYER - If you have ever walked into an empty home and heard your voice echo, you may think, wow it is big.  But you don't get the warm, home and hearth feeling that makes you want to relax.  You don't see the possibilities.  You may feel overwhelmed by having to choose paint colors that may not work, or try and figure out if your furniture will fit if there is none in the room by which to judge.

Lisa, good points. In my market vacant homes actually sell quicker. I work in affordable housing and buyers like vacant because they feel they can get closed and in quicker than in a house that has either a seller or furnishings. Personally I think a home looks and shows much better when it is staged.

Lisa, I totally agree with you!  In the past, my  company was putting alot of focus in our marketing towards occupied homes.  Here lately, we've shifted our focus towards the vacant properties. Your site looks great btw!

 Lisa, I love your phrase "empty is confusing". I've been working with a few builders who are using my work in their model homes. A clean, uncluttered, furnished home definitely beats an empty, hollow room any day.

Lisa, fabulous work as always! I'm really proud of all the progress you've made since we first spoke before you took the Staging Diva Program.

Let's face it, empty houses are depressing. Even brand new ones look somehow abandoned or forgotten when they're empty.

They have the added disadvantage of giving a buyer nothing to look at besides the quality of the construction. Molding that doesn't fit properly, missing switch plate covers, dangling wires, cheap builder light fixtures, uneven dry wall, cracks in tiles are all suddenly the focal points as the buyer wanders from room to room!

Then there's the struggle of trying to tell the difference between a 12 x 12 room and one that's 14 x 14. They look the same when they're empty.
