I have been noticing much more buyer activity in every aspect of the market lately here in the Boise real estate market.
When out showing property, several times each week I have been bumping into other agents showing the same home in Boise at the same time. Yesterday, I was showing a Nampa home and I had another Realtor and a buyer show up looking while I was there with my client.
I had made an offer on a property in Boise for a client and the listing agent told me there were 11 offers submitted on it including mine!
I submitted another offer for a different client today and due to a bidding war on it, we might end up 10% over list price (if our bid is acceptable). My client is wondering if he should have gone higher yet.
I had an agent call on an expired listing from 2 years ago to see if my client might still be interested in selling at that price. They would have propbably called the seller direct on that but that seller was my father (grin) so they probably figured they better just call me to start with.
I think with all the activity in the market and the shrinking inventory, we will finally see pockets of actual price appreciation this year finally in the Boise area!
