Email Question: Will You Cut Your Commission?

I am quite sure if you have been a Realtor in the business for any length of time you have run into this question.

The Question:

Jeff,

We loved your presentation and would love to have you handle our home sale. The three other agents we spoke to all told us they would do the listing for 5% total commission. All three knew of you and said you would not reduce your commission to match them. We really want to use you but will you cut your commission to 5% to match the others.

My Answer:

John and Mary,

I am a full service Realtor working for a full service company. The other agents all charge less and they should....they are limited service brokers who do not do all the marketing and services I do...based on that they charge less.

I guess my question to you is...if I go after fewer potential buyers with limited services...and your home stays on the market longer (which usually means you will get less for your home) was it worth saving 1%?

The reason why you would like to use me is because you likely feel I will be a better negotiator, will do a better job of marketing, and will work harder for you (I am a full time Realtor...this is not a second job...all my efforts will go to selling your home).

If you feel the 1% you will save will in the long run save you money...then that may be your best solution...I do not believe it is....and I would not be comfortable cutting my services to match the level of service and marketing my competition will do...just to get a listing.

What a great article.  Thank you!  I will often respond with something along the lines of, 'Mr. Seller, if you went to work at your job, and you did your job well and accomplished what you had been hired to accomplish, would you mind if your boss only wanted to pay you a portion of what your salary is because he needs to save money?'  And then there are those that say . . . 'you sold it so fast, will you reduce your commission?' My response - 'no, I'm going to charge you MORE' (that generally makes them back down) ;)))

Please understand that discussions of commission between agents is dangerous ground on which to tread. This blog post in itself would probably be alright. However, the minute other agents come into the discussion and start to use specific percentages, you start to run the risk of collusion. The fines for this kind of thing are enough to put even the most successful amongst us out of business.

I think the general public is by and large also completely unaware of just how much of that X% commission we actually get to pocket!  What's more is when they do go with the discounter and it DOES sell but sells for LESS than what it probably could have, they have no idea that they just LOST  money and instead pat themselves on the back for not paying that extra 1%!  That makes me sad because I know I could have helped them do better if only they weren't so focused on the bottom line commission number!

The agents who all said I would not reduce my commission are fine...as long as they do not say rates are fixed. I do not reduce my commission...I am worth it.

As Bob said, this is a slippery slope, so I will not comment except to say that when people ask about my commission, I give them examples of my worth.

Not only are the fines for specific violations horrific, and they will cost you your license, we had a BIG Realtor here in Denver who served jail time for this.  NOT a slope you want to slide on . . .
