3 Most Important things to consider for Senior/Empty Nestor when purchasing their home....

Many of the senior or empty nesters are not too keen about moving into an active adult community due to various reasons.
I have senior clients who are in the market searching for new/ultimate home. Considering the restriction the 55+ adult communities comes they decided to buy into a regular community that will give them more flexibility to have their grand kids come and stay with them also in resale market Virginia.

Home search from their perspective was far more different than a regular young family I would work in Loudoun County.

1. HOA fees: There are lots of beautiful communities in and around Loudoun County Virginia that offers 4 swimming pools, fios and much of attractive amenities but it all comes with price tag of higher HOA. This was biggest waste of money for them. They don't use pools, tennis courts or don't need expensive high speed internet. In my case they preferred Dish network for their TV over local provider which was part of their HOA. They felt paying $200 a month was a big expense for them. My clients end up liking a neighborhood that did not bundle on the internet provider but still have amenities that were attractive to them and in future resale market without the high monthly.

2. Access to shopping and medical facility: New construction around growing area is attractive since they don't have to worry about things breaking down and hiring people for repairs. However these communities are being built further away from most important things that they need. Future construction of these facilities may be promising but for them having immediate access to health care facility was far more important than future growth of the area. If something happens to one of them they wanted an easy access to the nearest hospital and plus for their daily living they want groceries and shopping conveniently located.

3. Layout: Apart from geography location the next most important feature would be the layout of the home. My lady asked me if the townhome they were considering can accommodate a full bath on the main level. The husband was going through back surgery; he will be on a bed rest for sometime. After that he will have to go for therapy and other medical needs. It will be easy if they don't have to climb and up and down the staircase every time. Having an entrance level as a main area would help them with stairs concerns.  In another case the house the older couple bought was one level but it came with a huge yard. Up keeping that yard would not be always possible for them.

They are just like first time home buyer they  want you to hold their hands and listen to their needs and wants.
