There were 109 homes sold in Carmel Indiana in March; up from 102 last March. Carmel Real Estate has consistently been close to last year 2010 and way ahead of 2009 for the first quarter. There were 225 homes sold in Carmel for the 1st quarter 2011 compared with 221 in 2010 and 180 in 2009. This is a bit of a different story than what we are seeing in Fishers Real Estate market reports.
The days on market did increase from a year ago...currently running 116 days compared with 82 a year ago. That's a pretty significant increase. There were 17 homes of the 109 that sold that were older than 200 days on the market.
The price per sq foot is also declining at $109 down from $114 a year ago.
Part of this decline in price could be the number of luxury homes sold in Carmel; those over $500,000. In March of 2011 we had 9 compared to 17 last year. In the 1st quarter in 2011 we had 23 compared with 47 in 2010. This could explain why some of the land in the Village of West Clay was sold to Pulte...expensive homes in Carmel are just harder to sell right now.
Neighborhoods who sold the most homes sold were Arden Townhouses, Claridge Farms, Longridge and Saddle Creek.
