The Mack-Daddy of All Open Houses 

Last summer I had the unique experience of showcasing one of my listings, a real architectural gem, in the local Historical Home Tour.  The experience was overwhelmingly wonderful & offered a unique opportunity to expose Astoria's Crown Jewel to a massive amount of people.  It was estimated that over 200 people toured the Henry Hoefler home on that beautiful summer afternoon.  Suffice it to say, this was the largest open house that I've ever experienced!

Fast forward 8-months - Imagine my surprise when I recently received a call from an agent proclaiming to have offer in hand.  This was especially amazing in light of the fact that he hadn't shown the home.  Ironically enough, his client had been one of the many that fawned over the details of this wonderful home while attending the home tour.  I specifically recalled the gentleman as he was apart of an extended group of folks touring the home.  I have a recollection that he kept disappearing while exploring the nooks & crannies of this fine home.  I'm thrilled to report that on Friday, the keys change hands & the home will be entrusted to a new steward.

I firmly believe that this sale would have never been consummated had I not had the home on the tour.  This fact further reinforces my conviction that Open Houses sell homes!  I'll keep doing them despite the naysayers who don't!

Marianne, congrats on the success! I think that open houses make more sense in some situations than others... with historical homes, you have to get creative, and a Historical Home Tour is perfect for exposure! Good for you!

Thanks for this great story.  Just noticed your mentioning this in another blog post about open house.  I do open houses and I love them.  I never know who's going to show up and I get lots of business from them.  I'm looking forward to repeating your story one of these days.  Great.
